The strip mall has been a ubiquitous presence on the suburban American landscape for a generation. At times of growth, the strip mall has been the fertile ground for business growth - and in recession can become symbolic of the anemic state of business. Because the strip mall businesses rely heavily on mutual support from neighbor businesses, it suffers from a slippery slope: as a lot of retail areas empty, remaining retailers can flee to avoid being the sole remaining business. For homeowners of these business properties, losing even one retail tenant will be the beginning of the end.

Commercial properties cannot remain empty for long. Unoccupied industrial spaces can be a focus for crime, vagrancy and any blight. Occupancy should be the very best priority for the house owners of a strip mall, and whereas traditional retailers may be taking the first steps towards an economic comeback, in several regions there simply isn’t enough demand for the empty areas in ancient business. To weather the remaining storm, house owners should look to non traditional tenants - some have found opportunities for growth in shocking areas.

The very best growth in the job sector over this last summer has been within the business of education - significantly within the for-profit education sector. Pima Medical Institute, that provides degree and certificate programs, has recently expanded it’s Houston campus in an unused strip mall along Interstate 10. Carrington College (formerlly called The Apollo Faculty Group) have almost completely opened campuses in malls during the last five years.

The building of minds is one business serving to save the strip mall, another is the building of the soul - faith is going in the unused retail areas at an impressive pace. Churches are replacing the retail tenants, and keeping many of these strip malls afloat by providing the essential occupancy homeowners need. Growth of churches in strip malls has increased thus dramatically, it has achieved the popular culture status of getting an infatuated blog.

Some regions of the country have found such a partnership between the property owners and churches, that specialty real estate brokers have emerged. Orlando incorporates a booming business of non-profit and religion based mostly land services. This demand to fill the spaces is obvious - in a few months, over 250 Circuit City stores went dark with no retailer waiting to require over the space. This “Adaptive Re-use” of the retail house is enjoying a key role in the recovery of commercial real estate.

Surprisingly, the International Council of Searching Centers does not track the info on what sectors are trending, and thus they'll’t ensure real numbers on this growth trend, however it’s apparent. Houston based International Church Realty confirms the trend, a minimum of for southern states.

These new trends highlight the need for artistic solutions to the problem facing commercial property owners today. In an exceedingly difficult business climate, there are methods that are working now, improving business and moving us towards a recovery. For ideas to assist your property state of affairs, look to Abacus Money in which they can leverage buyouts of current shops and remodel it into a Church or academic center that may match your needs.
